Yesterday (30th), the Municipal Commission of Housing and Urban Rural Development issued the Notice on Optimizing and Adjusting the Housing Purchase Restriction Policy in the City, which proposed that on the basis of implementing the existing housing purchase restriction policy, households who have reached the number of housing purchase restrictions are allowed to purchase a new housing outside the Fifth Ring Road. This also means that Beijing has implemented the housing purchase restriction policy for 13 years since 2011, ushering in the first adjustment.

The Notice mentioned that from the next day after the issuance of the notice, on the basis of implementing the existing housing purchase restriction policy, the following resident families (including both spouses and minor children, the same below) or adult single persons are allowed to purchase a new commercial housing outside the Fifth Ring Road (including new commercial housing and second-hand housing) : Households of residents with household registration in Beijing (including families of active servicemen and armed police in Beijing, families with valid Beijing Work and Residence Permit), who have owned 2 houses in Beijing; An adult single person with household registration in this city who has owned a house in Beijing; Non resident families or adult single persons who have paid social insurance or individual income tax in Beijing for more than five consecutive years (inclusive) have owned one house in Beijing.

Among them, the resident families or adult single persons who newly purchased commercial housing is located in Tongzhou District (excluding Taihu and Majuqiao areas) must also be registered in Tongzhou District, or have labor relations with enterprises registered or operated in Tongzhou District, and with party and government organs, enterprises and institutions that have been relocated to Tongzhou District.

It is understood that in 2011, in order to curb overheated investment speculation and reasonably guide housing demand, Beijing issued the Notice on Issues Related to the Implementation of the City's Housing Purchase Restriction Policy, which has since entered the era of housing purchase restriction. According to the policy, married families with household registration in this city are limited to purchase 2 houses; Single households with household registration in this city are limited to purchase one house; Families not registered in this city who have no housing in this city and have paid social insurance or individual income tax in this city for more than five consecutive years (inclusive) are limited to purchase one housing.

"This adjustment is also to deepen the implementation of the spirit of the central government, adapt to the new situation of supply and demand in Beijing's real estate market, effectively stimulate potential demand, so as to better meet the rigid demand of residents and the demand for diversified and improved housing, and promote the steady and healthy development of the real estate market." Improve the identification standard of housing units, and clarify that if residents buy houses in non purchase restricted areas, check their housing conditions in the corresponding areas.
