To comprehensively improve the quality, performance and long-term value of public rental housing through the establishment of construction standards
Recently, the official WeChat official account of the Beijing Municipal Commission of Housing and Urban Rural Development announced that the Construction Standards for Public Rental Housing (hereinafter referred to as the "Standards") was officially implemented, which revised and improved the Construction and Evaluation Standards for Public Rental Housing issued in 2016.
It is reported that in terms of structure selection in the Standard, Beijing requires that public rental housing should give priority to large space layout of the main structure to facilitate flexible separation and combination of spaces; From the perspective of interior design and furniture selection, it is required that the interior decoration of public rental housing should meet the demand for flexible use of indoor functional space, and the socket and other end points should be designed in a refined way to facilitate the flexible conversion and composite use of the functions of the living room by the families who live in it through soft isolation facilities such as furniture, green plants, screens, etc. For example, the living room in the daytime can be converted into a bedroom at night.
At the same time, the Standard also pays special attention to the living and travel of "one old and one young", disabled people and other special groups. It is clearly stated that, in addition to meeting the accessibility requirements of the state and the city, the height of the threshold of public rental housing should not be more than 3.5 cm; The public playground and pedestrian system in the community should facilitate the activities and exchanges of the elderly, children, disabled and other special groups.
The Standard puts forward more refined requirements for interior decoration design and other contents. At the same time, it expands the multi-functional use of public supporting service facilities such as recreational facilities and activity rooms, makes full use of public space to solve some indoor use functions, and gives play to the advantages of "small family".
In addition, the Standard adds the requirement that public rental housing should be equipped with an intelligent management system to improve safety management, and proposes that the underground space of public rental housing should be set with flexible and separated public storage space.
