after more than 2 years we do not have any road.

promised for covered parking at ground floor or basement but finally many owners got outside temporary shed parking. no remedy till now.

We are in pathetic condition without an approach road.other than these big issues and few other small things the project is average.  Mahaveer Desire

I booked a flat in Mahaveer 3 years back, which I will call as the biggest mistake of my life.

I want none of you to face the same problem I went through.

I sold the flat, to regain my peace of mind.

Explaining the struggle I gone through.



  1. I had to pay EMI of 25k for 1.8 years along with house rent. Since they delayed the project for 1.8 years after the promised end date.  [Actual delay was around 3.5 years for those who booked the flat before me].



  2. Very poor planning of the project.





a. In the project where I got the flat, they kept 400V electric board in front of some flats with a danger symbol. Think about your kid going near the control board.

b. Transformer was just near other few flats.

c. The entrance to the parking(in basement) was very narrow. Residents were facing problem in entry or exit.

d. Fire engine or a little bigger vehicle than a normal car cannot enter the apartment. Safety aspect was very bad.


  1. Management/ People.





a. Until they took the money from me, marketing manager was very polite and gentle, once the money went to their pocket, the manager was not picking the call. He started behaving very rudely.

b. Engineer was making several false promises. When a task will take only one day hardly, he was taking 2-4 weeks to complete the work. As though they are doing with their money and giving you the flat for free.

c. When some work was not progressing and when I asked the engineer/ marketing manager, they asked me to contact their manager, then manager's manager until head. But, the problem never solved. I lost hope on mahaveer completely.


  1. Very poor quality of work.





a. Several deviation from the actual plan. Without bribing, A khata cannot be taken for the apartment.

b. Most of the materials used were of poor quality. I have asked them to change the tiles 3 times(after several reminders).

c.The windows were not moving at all. The doors were not locking properly.

d. I had to pay money to their people itself, to complete the flat work. Several thousands.

e. Plumbing/ Electrical work was also very poor.


  1. Everyday I had to spend atleast 2-3 hours waiting for the so called labours and engineer. Eventhough they promised me they will come in 10 minutes. My professional life was badly affected, because of them.





I had to commute a lot and I had to shout at these guys for even the smallest work. My health was also badly affected.

I sold the flat to regain my health, professional life, money, peace of mind.

Please take care. Never buy any apartment from Mahaveer or any other 3rd class builder atleast when it is under construction.

Even it is 10-15 costly, wait for some time and buy from good builder.

If you are healthy and have peace of mind, you can do anything in your life.

Please visit to Mahaveer Thrishla, RR Nagar, Bangalore. The compound wall collapsed within 2 Yrs of Construction, The security room is not as per the brochure, its constructed like a pump house, no one is responding from their office, very arrogant and unprofessional's to deal with.

Entire building has so many cracks and water leakages in every apartment. Please do not put your hard earned money with these opportunity users. Please refer the pics enclosed

I am owner of Mahaveer Clover, purchased in 2013. Mahaveer is a Cheater Builder and Worst Service Ever experienced. They even have not handed over key to me, The marketing manager vanishes when you register the flat and they get money from you/bank.

People do not pick up phone ever

I have taken a flat in Mahaveer laurel and I am fed up of asking them to complete each and every work every week.I feel that they will never complete my flat as they have got their money.their architect is totally brainless as he gave outside opening for chimney but closed the inside opening and now I have to hire some core cutting person and get the job done.

Bathroom fittings are of very cheap quality and each flat owner who has shifted to the flat is facing the issue of leakage.in the name of customer relationship they have only one lady who has no say in front of Mr.naidu(site owner).after paying the money for our lifetime asset, I am feeling trapped.the workers here talk like an owner because they also know that we can't do anything.

I booked a flat in Mahaveer Cedar for my sister. Since my brother in law already had another loan which was to be closed in a year. I booked it in my name upon agreement that Mahaveer will charge around 75-100 Rs per sqft for transfer of name before registration.

First of all they are delaying whole poject a lot with all the quality issues in that flat. Anyway now upon time of registration when I ask them to transfer name, the staff just don't pick phones, they avoid meeting and just pretending its your flat and your burden. Since I already paid them complete amount they talk very rude and not ready to help on transfer of name.

Worst case I am going through registration in my name then my sister(not blood relation) will have to get that registration done again after buying from me to do the flat in her name.   I have to deal with all the taxation issues!

I repent the day I said yes! Guys please don't get trapped and I heard similar story with many people they are just bunch of idiots once they get money they never give a damn of you!

This is for all prospective Apartment buyers in Bangalore. Please don't buy any property from Mahaveer and Red Coral builders for the following reasons,



  1. Lack of transparency in documents, legal and statutory approvals.



  2. Poor quality of building, material and workmanship



  3. Delay in project



  4. Attitude of staff and Promoter(s)





Overall you will not enjoy the experience and most important is no value for money.

Beware of Mahveer group: They are here to make money at the cost of customer.

Do not expect any kind of customer service from them. You will only be harassed.

I bought my first apartment from this builder got worst experience of my lifetime. I was planning to transfer my apartment as I am in emergency and did not get any support from the team instead harassing me to pay 2 lakhs to get the transfer done.

During the agreement they told us transfer charges will be around 50, 000 now taking advantage of my situation forcing us to pay 2 lakhs. All I would say is they don't stick to their words. Pls take everything in writing from them.

Hi,

I am currently residing in Mahaveer apartments in JPNagar.I am staying on rent.

The apartment is maybe 5 years old.I was out of country for sometime and before that was staying in Brigade apartments in JPNagar.The owner had cleaned the apartment, repainted it in a nice way and I thought it is okay for me to stay in this apartment.But after spending few months in this apartment I now realized that even we who stay on rent need to do a lot of inspection before we take it for rent.

Here are my observations:-

1)All the doors, woodwork is of very cheap quality.It is like doors attract termites and large army of  termites attack the doors.

2)The cement used for walls is also of very bad quality. Huge army of ants attack the  joint where wall and floor meet and dig holes there. We were off for a long holiday and when we returned we were astonished the scale of damage ants can cause.Ants had pulled huge piles of mud.We stay in 2nd floor.

3)Every day we need to clean the house it becomes v dirty. Ants do not even leave bathroom.They dig holes there too.

4)Then we decided that we use DDT to all affected places. It took care for sometime say maybe a week then after that the ants and termite army returned back.Now We found a solution every one week we need to reapply DDT to have peace for a week.

Was wondering how owners may feel after putting their hard earned money on this apartment.

5)Ants and termites will bring down the whole building in another 5-10 years.

My suggestion to all home buyers is beware of this type of builders.Paying huge money and within 5 years apartment  turns in this condition and in next 5 -10 years ants will bring down this building.

Any ready to move in apartments you wish to buy take a structural engineer who can find the quality of construction and suggest you whether to buy or not.

This is Ramesh Kumar. I am basically from Kanpur UP. I shifted to Bangalore in the year of 2006 with our family. At that time I was in the rent apartment for which I was paid the 8000 per month which was very costly for us. Due to this I and my wife decided to buy our own home in Bangalore.

We started the search a builder who is building the flat in less cost price with quality and design base home. I show the add about Mahaveer group in the news paper in which there were many project and in each project have good cost price flat and finally I came to this builder in June 2009 and they were very good customer relationship, so I got all information related to buy.

They were many home lone finance plans in many banks which were very helpful to us. Finally, we got our home in March 2013. Thanks to the Mahaveer Group.

Its high time these people change their tag line to 'Filthy Apartments Dirty Practices. Almost a year passed by after booking the flat but still no progress and not even ready to make an agreement, also no clarity on whats going to happen.

Their officials always give stupid reasons Now they have sent a stunning email stating, they are yet to get an approval from BMIC, which no other builder in the vicinity of Nice road is aware of. How can someone put up a project without having required approvals in place.

But the fact of the matter seems to be that the property is under litigation, and a stay is in place. This really puts their credibility at stake. Request fellow citizens not to fall prey and stay away from them.

I committed a grave mistake of buying a flat in one of the Mahaveer Properties. Though it has been more than 35 months since I paid my booking amount, I'm yet yet to get the possession of my flat. Moreover, I later realized that the sale agreement has been created and dated a much later date than this payment made. The written agreement is very different from the verbal agreement made by the sales group.

The site staff is arrogant and  now, are shrugging the responsibilities and nobody is taking the accountability (not even the designated seniors of the group). I would suggest you think twice or more times, before you decide to invest in Mahaveer Properties. You are likely to end up losing physically, psychologically and financially. I, myself, now think that I should have bought a flat in another property than this group. I committed a mistake...... suggesting you not to.

I have booked a flat @ Mahaveer Tranquil with 4 of my friends. The location is simply fantastic and also the price quoted is descent. One big booster is the Brigade IRV Tech Park which coming up just  300 mtrs away from this project. I do feel the appreciation will be high.

As a buyer who bought a flat in Mahaveer Reddy Structures property, here is my honest eye opener to an innocent new buyer like me:

1) The timeline to deliver the project is always delayed by minimum of 2 years. And the clause to pay the delay payment charge per month never stands in the court too as the reddy structures have covered the sale agreement very well to protect themself.

2) The quality of construction is horrible. On completion, you will find some surprising bad civil work, use the toilet in the common bathroom and the water will flow out from the kitchen floor.

3) If the flat is below another flat, on using toilet in neighbor flat on top u will see water seepage down ur flat.

4) The quality in elevator or lift is horrible and compromised a lot on price. The door will open when u click for the elevator but there is no elevator. The lift is put to use without proper testing and is into repair in 5 days from date of installation.

5) The project will show off with about 3 borewells. However no water will be there. The bores are not dug to appropriate water table levels.

6) There are illegal deviations in the construction from the plan and builder just changes at will on construction on karab land.

7) During construction u will see laborers stamp the walls, spit all around, deficate wherever in your flat. NO ethics at all.

8) As per the norms of the government you need to take occupancy on after obtaining an occupancy certificate ie completetion certifcate from BDA to claim your insurance if something happens to your flat. Not one of the project have an occupancy certificate available from BDA.

9) Compare Mahaveer to a builder like Nitesh, the Katha’s are given without hassles in Nitesh as it is registered with all proper documentation. Try and get a Katha for your Mahaveer home you will know the struggle.

My dear friends, save your lifetime investment and do not do the mistake like me to belive this builder. I am retired and have no option to switch to another flat in this age however I wish to inform the world of my mistake and ensure others dont do this mistake like me.

Guys looking for an apartment to rent - omit Mahaveer Rose from your options.

Following are the few problems from the long list of issues:-

1) Poor construction -

Construction quality is really pathetic. Toilet fittings are of really bad quality. Things have started to fall apart in 4 years of construction.

2) Water problem -

There is no Kaveri connection, there is a BWSSB borewell connection but that is not sufficient. Tankers are being called daily for water supply and the water these tankers supply is really of poor quality. Very hard water and stinks sometimes. This hard water is not good to drink(even after purifying) and bad for your skin and hair too.

In summers water is available only for few hours a day, yes I feel like I stay in a chawl.

3) Gym & Amenities - The only thing working in gym is the dead weights. Rest are all long gone.(But you still pay monthly maintenance which includes gym maintenance charges.) Keep your children away from the children play area. Unhygienic and poorly maintained.

4) Politics - Well, what should I say.

5) Monthly maintenance - Well It was 1K earlier then 1100, then 1300, now 1500 and will be increased soon. What you get in return is NOTHING.

6) The temples next to the building(on all sides) play tape records in full volume.

7) Security - They are paid to sleep. You cant even keep your shoes outside your house, there has been numerous incidents.

8) Lift - Don't count on it, it is dead for most part. Mind you, apartment has 4 floors.

9) Diesel Generator - Truth - It will be only on for few hours in night if there is no power. Do not expect it to run in day.

Rent might be cheap(not that cheep) but not worth for whatever you pay. You will find something at similar cost or with little bit extra in near by areas.

This place is getting chaotic day by day.

I was looking out for an 2BHK apartment in south Bangalore. Wanted to book in Mahaveer Laurel. But after visiting their Mahaveer Ridge project, I dropped the idea. Below are the few negative points I found in the project



  1. As soon as you enter the site, you will be greeted by Sewage Treatment Plant(STP). I wonder whose brilliant plan is to build STP right next to entrance. Once completed, the stink of the plant would greet the visitors. I have never seen an apartment with STP next to entrance.



  2. I saw couple of their ground floor balconies supported by metal pillars(the kind of we find in railway stations). I really hope it’s safe.



  3. The quality of materials they have in model apartment is very different than what they are actually using for other apartments. The tiles & other stuff used in completed flat I visited was very inferior to the one used in model flat.



  4. Mahaveer is notorious for delaying the completion of project. Mahaveer Ridge was started 3 years back(July 2008) and was supposed to be completed by Dec 2010. Its Dec 2011 and flats are still not handed over. The handing over of flat is delayed by more than a year. Imagine the plight of the people as they have to pay both EMI & rent for 3 years!

I have done few other flat purchase before I took a flat in Radiant enclave. I had the worst experience ever with these buggers. They cheaters and they are bastards(MD Vijay Kumar as well as Mr. Sasidhar). Do not believe them. They are not worth for trust.

Believe me.else, you will suffer like me. After registration of teh flat I need to personally back of engineer to get things done and the relation fo engineer with the builders are worst than the process we have in govt office. You go to one table they direct you to another. Similar experience I had with these people. You talk to engineer, he will take sasidhar name, you talk to sasidhar he will take md name and MD will tell me only to bring engineer and saidhar together and then he will talk. They themself play a very nice game and we will go mad totally.

They look very soft but give lot of pain and stress. Do not buy anything from any of their projects.

I bought a flat with this builder and now I repenting my decision. this builder is pathetic and they never deliver what they promise. they will always tell good things before you make any booking but after that you will be in trouble. this builder's staff are also very pathetic and talk like goonda or rowdy. They will demand money from you even if the flat and building is not constructed as per progress schedule. even if 70% is not completed, they will ask for 70% money and they will not listen. if you do not pay then will threaten for canceling the property.

Almost all projects they are doing in Bangalore is being delayed and they will not even pay the penalty for the delay. They are not providing the amenities they have promised on the brochure for their project in Mahaveer Varna, Mahaveer Ridge and Mahaveer Hermitage

worst thing is there people. they do not know how to talk to the customers. this builder has hired goonda and will force you to pay. pls do not buy any property from this builder. This reddy builder make poor quality apartment and on low cost because of which many people go for it. but my experience says that even if you have to pay few more lakhs they go for good builders BUT NEVER This BUILDER.

This review has been removed in the interest of Dazzle Owners and proactive steps taken by builder forsolving many issues.Off late builder is putting joint effort for solving many issues (External or Internal). I hope such support of builder will continue for other Mahaveer Group Apartment too.

I must say builder is listening to the complaints made by owners.
