Real estate gift is a form of real estate transaction, which often occurs in daily life. According to the Regulations on the Administration of Urban Private Houses, the house ownership certificate, gift certificate and deed certificate must be submitted for the donated house, and the house ownership change registration formalities must be handled at the real estate administration authority. The specific steps are:
 The donator and the donee conclude a written contract on the house donation, that is, the letter of donation.
 The house donation transfer recipient shall pay the deed tax and receive the deed certificate according to the Interim Regulations on Deed Tax by presenting the original house ownership certificate and the gift certificate.
 The donator of house donation and ownership transfer shall deliver the house to the donee. The delivery here shall be subject to the property right registration. That is, the donor and the donee shall, within three months from the date of delivery of the donated house, apply to the housing administration authority for registration of ownership transfer with the original house ownership certificate, the gift certificate, the deed certificate and the identity certificates of both parties.
