An effective housing lease contract should meet the following requirements.
 First, the parties to the contract should be persons with full capacity for civil conduct.
 The second is the agreement of both parties on the lease contract, which does not violate the mandatory provisions of laws and regulations.
 The third is that the term of the lease contract does not exceed 20 years, otherwise the part that exceeds is invalid.
 Fourth, the lease contract should contain the following contents, such as the house's area, location, floor, etc., the lease term, the purpose of the lease, the rent standard, the payment method of the rent, the water and electricity costs, the property costs, and the time of bearing and paying, the rights and obligations of both parties to the lease, the dispute resolution method of both parties and the liability agreement for breach of contract.
