1. If the management of the property of the community owner is a kind of special management, that is, the security fee agreed in the property management contract includes the property custody service, the owner can request the special management company to bear the corresponding compensation liability according to the custody obligation in case of property loss
 2. If there is no agreement, but there is evidence to prove that the property management company is negligent in management, fails to fulfill its security obligations or is not equipped with proper security equipment, and has fault or negligence in the loss of property, the property management company shall bear the compensation liability corresponding to its fault. Of course, if the property management company has performed its normal security obligations without fault, the property management company may not be liable for compensation.

 Article 35 of the Property Management Regulations: The property service enterprise shall provide corresponding services in accordance with the provisions of the property service contract.
 If the property service enterprise fails to perform the provisions of the property service contract, causing damage to the owner's personal and property safety, it shall bear the corresponding legal liability according to law.
