 The land in our country belongs to the state, and the house owner is just the renter. In addition, it should be noted that the land use right of the house is not calculated from the time the owner obtains the property right certificate, nor from the time of signing the house purchase contract. According to the regulations, the land use life is calculated from the day when the developer takes the land.

 Article 359 of the Civil Code of the People's Republic of China [Renewal of the right to use construction land] When the term of the right to use residential construction land expires, it is automatically renewed. The payment or deduction of renewal fees shall be handled in accordance with the provisions of laws and administrative regulations.
 The renewal of the right to use non residential construction land after the expiration of the term shall be handled in accordance with the law. Where there is an agreement on the ownership of houses and other immovables on the land, the agreement shall prevail; In the absence of or unclear agreement, the provisions of laws and administrative regulations shall apply.
