According to Article 13 of the Land Administration Law of the People's Republic of China, rural homestead is collectively owned, and villagers only have the right to use the homestead. The purchase and sale of farmers' houses to urban residents is not recognized and protected by law, that is, they cannot go through legal procedures such as land use certificate, house property certificate, deed tax certificate, etc.
