According to the relevant requirements of the state, "small property houses" are not allowed to confirm their rights and issue certificates, and are not protected by law. Small property rights cannot be traded, there are no procedures.
 Attention must be paid to:
 1. The parties to the contract shall specify the price of the house and the time of payment.
 2. Delivery deadline.
 3. Rights guarantee.
 4. Other matters that both parties think should be agreed.
 According to Article 13 of the Land Administration Law of the People's Republic of China, rural homestead is collectively owned, and villagers only have the right to use the homestead. The purchase and sale of farmers' houses to urban residents is not recognized and protected by law, that is, they cannot go through legal procedures such as land use certificate, house property certificate, deed tax certificate, etc.
