    In accordance with relevant laws and policies, real estate disputes can be resolved in the following ways according to different situations:

    1. The parties concerned have the right to directly bring a civil lawsuit to the people's court in case of disputes arising from civil acts such as the confirmation, use, sale, lease, pawn and mortgage of the house with the house as the subject matter, and the ownership of the house decoration, decoration, design and ancillary facilities related to the house.

    2. If a dispute arises between the demolisher and the demolished person due to demolition compensation, resettlement, etc., and the two parties fail to reach an agreement through consultation, the competent department that approved the demolition or the people's government at the same level of the competent department of housing demolition shall make a ruling. If the parties concerned are not satisfied with the ruling, they may bring a lawsuit to the court within 15 days from the date of receiving the ruling.

    3. The internal building and allocation of the right to use public housing are the internal administrative acts of the unit. The disputes caused by the employees' opinions on the allocation of housing, or the unreasonable allocation of housing by the unit, do not belong to the scope of the court, but should be resolved by the unit or the relevant administrative departments.

    Legal basis

    Article 122 of the Civil Procedure Law of the People's Republic of China must meet the following conditions for a lawsuit:
    (1) The plaintiff is a citizen, legal person or other organization that has a direct interest in the case;
    (2) There are definite defendants;
    (3) There are specific claims, facts and reasons;
    (4) It falls within the scope of civil litigation accepted by the people's court and under the jurisdiction of the people's court to which the lawsuit is filed.
