All formal houses have land certificates. The land certificate is the state-owned land use right certificate. When purchasing the commercial housing, the house price already includes the land transfer fee, and the ownership of the land belongs to the owners of this community.
However, if you are not buying a commercial house, you must have a land certificate and a house property certificate. If you do not have a land certificate, the house property may be an illegal building.
