You cannot check out without reason, and you can request to check out in the following circumstances:

3. The developer's change of planning and design affects the structural type, house type, space size and orientation of the house;
4. The developer presales the houses that have not obtained the pre-sale license for commercial houses;
5. The main structure of the house delivered by the developer is unqualified or the quality of the house seriously affects the normal use of the house;
6. Failing or failing to handle property right transfer on schedule;
7. The buyer's loan application is not approved, and both parties of the contract cannot agree on the payment method.

According to Article 97 of the Contract Law, if the contract has not been performed after it is dissolved, the performance shall be terminated; If the contract has already been performed, the parties may, depending on the performance and the nature of the contract, demand restoration of the original state and other remedial measures, and have the right to claim compensation for losses.
