Step 1: Loan consultation The loan applicant consulted the entrusted bank about the loan, and the entrusted bank interviewed the husband and wife of the borrower and the husband and wife of the seller, and made a record of the conversation, The borrower who meets the conditions in the preliminary review shall be issued with the File Folder of Second hand Housing Individual Housing Provident Fund Loan, which shall be completed as required and submitted to the entrusted bank together with the following information:
Step 2: Submit the application 1. Original and photocopy of ID card and household register of the borrower and the seller; 2. Original and photocopy of marital status certificate (single certificate issued by civil affairs department); 3. The original and copies of the House Ownership Certificate and the State owned Land Use Certificate under the name of the Seller; 4. The written document that the co owner of the house property agrees to sell the house property to ensure that the property right of the house sold is clear and the transaction is legal; 5. Purchase and Sales Contract of Wuhan Stock Housing (to be signed in the bank); 6. The Housing Appraisal Report issued by the housing appraisal agency recognized by the Management Center; 7. Other supporting materials required by the Management Center and the entrusted bank.
Step 3: Loan acceptance and bank preliminary review 1. The entrusted bank interviewed the loan applicant and reviewed the application materials submitted by him; 2. Query and print the Personal Credit Report of the borrower and his/her spouse, and review the personal credit and housing loan of both spouses; 3. The entrusted bank conducts "family housing information inquiry" on the loan applicant through the real estate department; 4. For borrowers who meet the loan conditions, the entrusted bank will conduct pre loan trial calculation in the provident fund system, and negotiate with the borrower to determine the loan amount, term, interest rate and repayment method according to the trial calculation results and loan repayment ability; 5. The entrusted bank conducts a preliminary review in the provident fund system. If the preliminary review fails, the borrower shall be notified in time and the reason shall be notified.
Step 4: Sign the contract After the preliminary review of the loan is passed, the entrusted bank signs the loan (mortgage) contract with the loan applicant and the house buyer face to face, and fills in the housing mortgage registration and other relevant loan information.
Step 5: Transaction transfer Both the buyer and the seller of the house shall go through the transfer formalities of the "two certificates" of the house in the real estate bureau.
Step 6: Bank review The entrusted bank shall review the full set of information of the loan applicant.
Step 7: Final review of management center The Management Center shall make a final review of the loan materials reviewed and approved by the entrusted bank.
Step 8: Bank mortgage The entrusted bank or borrower shall go through the housing mortgage registration procedures at the Housing Authority and obtain the Housing Ownership Certificate.
Step 9: Bank loans After passing the final review, the management center will directly transfer the loan funds to the deposit account of the seller through the entrusted bank. Note: In order to shorten the time limit for loan issuance, the borrower can also choose to entrust the guarantee institution designated by the management center to provide phased guarantee. After the transaction is transferred, the borrower can first issue loans to the loan applicant with two certificates and phased guarantee letter, Then the guarantee company shall handle the mortgage registration and other later procedures.
