Nanjing, July 6, 2023/PR/-- Recently, TUV Greater China (hereinafter referred to as "TUV Rhine"), an international independent third-party testing, inspection and certification agency, and BRE jointly issued a smart building certification certificate for the Vientiane World (hereinafter referred to as "Nanjing Vientiane World") developed by China Resources Land in Nanjing. This is the first domestic construction project that has obtained this certification. The comprehensive rating of the project has reached "Excellent", and the rating of the evaluation modules has reached "Outstanding".

Nanjing Vientiane World is located in Zhongshan South Road, Qinhuai District, Nanjing City, with a building area of 136000 square meters. It is composed of "Mall+blocks+ancient buildings". With the historical and cultural building "Yunzhang Mansion" restored from the original site as the core, it forms a cultural and commercial atmosphere integrating ancient streets and alleys.

The project is a smart mall based on Internet of Things technology and intelligent system, which provides convenient, efficient and comfortable shopping experience through the construction of various smart scenes. The project uses Internet of Things, 5G, WiFi, big data and other technical means to digitally and intelligently upgrade shopping malls. The intelligent systems used include information network, information guidance and release, passenger flow analysis and statistics, intrusion alarm, video monitoring, intelligent fire protection, parking management, automatic control of building equipment, light control, energy efficiency management, etc.
Among them, the "swarm intelligence system" as the core system can optimize the energy-saving control of the building system and improve the operation level. The system adopts B/S architecture to realize automatic monitoring function for cold station group control, boiler room group control, building equipment automatic control system (BA), intelligent lighting system, and electric power monitoring system; The group intelligent monitoring software has the functions of remote control, fault alarm, historical data storage and trend curve display.
The project is designed as a two star green building, and is a pilot project for the construction of efficient computer rooms. It has excellent performance in green and low-carbon aspects. The annual refrigeration energy efficiency ratio reaches 6.12, meeting the first level energy efficiency standards. The project adopts strategies and measures such as chiller room control, intelligent loading and unloading of chillers, water pump and cooling tower control, terminal control and linkage to improve the comprehensive energy efficiency ratio of the refrigeration room and reduce the project operating costs.
At the same time, high efficiency light sources, high efficiency lamps and energy-saving control measures are adopted for lighting in all areas of the project, including: using energy-saving lamps and electronic ballasts to implement green lighting; The lighting system in public areas such as corridors, staircases, hallways, lobbies, and underground garages shall be controlled by zoning, timing, induction, and other measures. In addition, the mall has set up a smart mother and baby room, including: real-time perception of the occupancy of the nursing room through the installation of Internet of Things sensors; By adding various access control methods, it can avoid random occupation and provide users with convenient, safe and private experience.
TUV Rhine reviewed the information infrastructure and smart low-carbon parts of the Nanjing Vientiane World project based on the full set of mechanical and electrical intelligent drawings of building structures, intelligent design data, green building design data, BIM drawings, system and equipment commissioning data, etc., combined with the site survey, and the results showed that they met the requirements of the "smart building evaluation system".
TUV Rhine and BRE jointly released the "Smart Building Evaluation System" in November 2022, which has been filed with the National Certification and Accreditation Administration (CNCA). The evaluation system assesses from four modules: data and information security, building space and structure, green and low-carbon, health and comfort. On the basis of ensuring the safety and effectiveness of building information infrastructure, it focuses on building green performance, space structure performance and indoor health and comfort from an intelligent perspective, and guides buildings to achieve safety, comfort, green Intelligent composite target.
