[Alumni Salon Issue 38] Liang Xiaochen: Analysis of the real estate industry in the new situation
On April 23, 2021, the School of Economics and Management held the 38th Alumni Salon online. Liang Xiaochen, a 2012 alumnus of our master's degree in engineering management and investment partner of Jinan Vanke Enterprise Co., Ltd., served as the keynote speaker and shared around the theme of "Analysis of the real estate industry in the new situation".
Liang Xiaochen described the social value of China's real estate, the current situation of the real estate company taking Vanke as an example, his personal work experience and suggestions on career selection.
First of all, Liang Xiaochen described the current environment of the real estate market: from the perspective of population trend, the number of main house buyers aged 25-45 in the next three to five years will rise. And the trend of urban population gathering in megacities and megacities will not change in the future. At the same time, affected by factors such as the slowdown of urbanization, China's future economic growth hub will be about 4.3%, and 2023 will become a growth inflection point.
From the perspective of industry trends: due to demographic factors, the new construction of urbanization housing in the whole society will decline significantly in the next decade; However, in order to maintain the operation of the debt system and the stability of housing prices, the average annual sales of commercial housing in China in the future need to be controlled within 82% of the current level. In order to improve the return of other real estate businesses, attention should be paid to improving the ability to underestimate assets, improve operations, and formulate reasonable holding strategies. From the perspective of land supply: TOD, urban renewal and industry city integration will become the three main ways of land supply, and a capacity system matching the investment clock needs to be established. Starting from the trend of competition in the industry: although it is a consensus that the ceiling of the industry has arrived, the industry concentration has continued to rise, and the main competitors believe that the industry still has greater resilience.
Later, Liang Xiaochen started from his own work experience and told everyone about the growth process of real estate practitioners. From Huaxia Happiness Foundation to Jinan Vanke, he gradually determined his own development direction.
After that, Liang Xiaochen started a discussion on what the students had put forward: on the discrimination of the priority of industry, company and city, the post-95 and post-00 generation had different opinions with their predecessors. They were more "headstrong". Some people believed that the city had priority over the industry and company, and they strongly wanted to go to the city they wanted to go to. The elder sister gave her own advice on this: it is suggested that the city you plan to develop in the future should be consistent with the city you studied in, which is conducive to accumulating contacts for future work, and at the same time, it will not make you too lonely.
Finally, Liang Xiaochen shared with everyone that the real estate industry is not an easy industry, nor is it necessarily suitable for everyone to enter. Once you become one of them, you must be strict with yourself and constantly improve your communication and learning abilities in the work.
