New policy of Nanjing real estate market: complete cancellation of purchase restrictions

Late last night, Nanjing issued a new policy on real estate, announcing that from September 8, the purchase of commercial housing in Xuanwu District, Qinhuai District, Jianye District, Gulou District and other four districts no longer requires a purchase certificate.

Previously, purchase restrictions in other urban areas of Nanjing had been lifted. So far, Nanjing has completely lifted purchase restrictions.

In addition to the overall cancellation of purchase restrictions, Nanjing's new real estate policy also introduced a series of combination measures, such as collective land housing ticket placement, subsidies for purchasing new commercial housing, and "old for new" subsidies, and required the implementation of a down payment policy of 22% for the first set of housing, 30% for the first set of housing.

Nanjing's latest measures to promote the development of the real estate market

In order to implement the requirements of the central government on comprehensively supporting residents' rigid and improving housing demand, on the basis of Further Optimizing Policies and Measures to Promote the Steady and Healthy Development of Nanjing's Real Estate Market on August 4, and in combination with the actual situation of the city, the following measures are defined.

1、 Implement the latest requirements of the national credit policy

We will implement the national policy of adjusting and optimizing differentiated housing credit and the policy of reducing the interest rate of the first housing loan in stock to better meet the demand for rigid and improved housing.

2、 Some areas no longer need a house purchase certificate

In order to further optimize the housing purchase service process, since September 8, the purchase of commercial housing in Xuanwu District, Qinhuai District, Jianye District, Gulou District and other four districts no longer requires a housing purchase certificate.

3、 Issuance of housing ticket resettlement measures for collective land

If the expropriation of collective land involves residential houses, encourage the expropriated to choose room ticket for resettlement, meet the diversified resettlement needs of the expropriated, and shorten the transition period of resettlement. The specific implementation rules will be formulated by each district.

4、 Subsidy for purchasing new houses

Some regions will grant subsidies to purchase new commercial housing from August 1 to December 31, 2023. The specific subsidy standards and conditions are subject to the detailed rules of each region.

5、 Implement "old for new" subsidies

On the basis of enjoying the subsidies in Article 4, certain subsidies will be given to those who sell their own houses and purchase new commercial houses of more than 90 square meters. The specific subsidy standards and conditions are subject to the detailed rules of each district.

6、 Launch "Renewal and purchase" service

Nanjing Real Estate Industry Association and Real Estate Brokerage Industry Association jointly developed enterprises and key brokerage institutions to launch the "new purchase" service, and set up a "new purchase" supermarket. The supermarket's housing supply is not higher than the lowest selling price on the case market. Through the "priority to sell, buy with confidence" guaranteed transaction service, the cycle of second-hand housing sales and new housing purchase is shortened, and the residents' housing improvement needs are accelerated.
