Four plots in Chengdu of Huayuannian will be auctioned, with a total starting price of about 557 million yuan

On September 8, according to the information disclosed by Alibaba Asset Auction Network, the four plots in Pujiang County held by Huayuannian (Chengdu) Eco Tourism Development Co., Ltd. will be auctioned at 10:00 on September 12. The nature of the plots are residential plots, covering an area of about 260 mu, and the total starting price of the four plots is about 557.31 million yuan.

According to the data, Puguoyong (2009) No. 1340 plot, with a starting price of 101 million yuan, has a certificate carrying area of 35162.05 square meters, equivalent to about 52.74 mu; Puguoyong (2009) No. 1341, with a starting price of 101 million yuan and a carrying area of 35946.84 square meters, equivalent to about 53.92 mu; Puguoyong (2009) No. 1344, with a starting price of 127 million yuan and a carrying area of 43541.78 square meters, equivalent to about 65.31 mu; Puguoyong (2009) No. 1358, with a starting price of 228 million yuan and a certificate carrying area of 59006.90 square meters, equivalent to about 88.51 mu.

At present, these four plots are in a state of seizure and mortgage.

As mentioned in the auction announcement, these four plots are located within the scope of the "Grand Valley" project in Pujiang County, and the subsequent development and use of the subject may involve the existing road network, landscape greening and other supporting facilities of the "Grand Valley" project.

According to the information disclosed by Pujiang County Housing and Urban Rural Development Bureau, the Daxigu project covers an area of 8176.88 mu, and the whole project and supporting facilities (including water, electricity, gas, roads, pipe networks, landscape gardens, etc.) are constructed by Huayuannian (Chengdu) Co., Ltd. with a total investment of about 700 million yuan, and the maintenance, management and other work of facilities and equipment are also undertaken by Huayuannian (Chengdu) Co., Ltd, It has not been handed over to the relevant government authorities; The area covered is the land of the Daxigu project, and the surrounding area of the construction land is the transfer land of the prototype year. The proposed construction land is distributed in the Daxigu project, and the main road (yellow line) belongs to the road built by the Daxigu project itself; The 6714.32 mu of land transferred by the Daxi Valley project needs to pay 16 million yuan of rent for the transferred land every year, involving about 2000 local villagers.

Huayuannian (Chengdu) said that the company clearly disagreed with other development entities to share the supporting facilities of the project. If the two parties did not reach an agreement on the use of the facilities, the bidder could not start the construction of land for auction.

Therefore, at present, these four auctioned plots do not have independent development conditions, and the rights and interests of the bidders cannot be guaranteed.

Huayuannian (Chengdu) Eco tourism Development Co., Ltd. was established in 2006, and the final owner of the company is Shenzhen Huayuannian Real Estate Group Co., Ltd.

In April 2006, Pujiang County Government officially signed a contract with Huayuannian Investment Holding Group Co., Ltd., with a total investment of 1.5 billion yuan and a construction period of 5 to 8 years. The project is mainly used for the development and operation of sports fitness, tourism vacation, agricultural sightseeing and other projects. It is a large-scale cultural and tourism real estate and is led by Huayuannian (Chengdu) Eco tourism Development Co., Ltd.

However, since then, the project has been investigated and punished for illegal construction of golf courses in 2017, with a fine of nearly 20 million yuan. Since October 2021, the project has been suspended.
